Introducing Denver's newest homeowners, Daniel and Cindy!
I was connected to Daniel and Cindy through past clients of mine, Michael and Shelby (you can read their buyer journey HERE). Thank you so much for the referral, Shelby and Michael!
Recently engaged, Daniel and Cindy reached out to me in April as first time buyers looking to learn more about the home purchasing process. We met for coffee to discuss their goals and timeline and I learned that they were searching for a home that could provide ample space for them, their fur babies, and Cindy's parents.
They were looking for a single family home no more than 30 years old with at least 4 bedrooms, 2 bathrooms, and at least a 1-car garage. They needed a minimum of two stories with a finished basement to accommodate generational living. Time outdoors is important to them, so a large private yard was a must have. They preferred a home with modern updates, but with more character than a flipped property. With this criteria, I set up their MLS search and we began to compile a list of homes to tour for our discovery day!
Daniel and Cindy's search perimeter spanned much of Northern Denver and beyond Boulder from Arvada to Lafayette and spanning from the foothills to 25. It was important to them that they nestled in a neighborhood with easy access to trails for their outdoor adventures!

During our search, we toured over 30 homes across many different neighborhoods. We offered on two homes and went under contract on both of them. We were initially set to close on a different property, but terminated prior to the inspection when we learned that the new roof wasn't properly installed. Luckily, Daniel and Cindy hadn't paid for an inspection, so they didn't lose any money on the first deal!
They promptly jumped back into the market to find the right home and it didn't take long before we came across a stunning Arvada home with everything they were looking for and more.
We submitted an offer at asking price with a three week close and negotiated $5,000 in concessions upfront. The home had already been under contract previously and already had a new radon mitigation system and a contractors scheduled to replace the roof before our closing. During our inspection period we negotiated $6,000 more in concessions and the seller addressed electrical items, mitigated for pests, repaired HVAC components, and provided a 12 month home warranty!
The sellers needed a little more time to move out of the home and into their new house, so Daniel and Cindy became landlords for a month after closing. I am happy to report that they are now fully moved in and enjoying their new space as first time homeowners!

Daniel and Cindy bought a home because they were ready to take the next step in their lives and provide a space for their family. I am so grateful that they trusted me to help them with such an important decision! I really enjoyed learning about their lives and hobbies as we toured homes and was so impressed by how organized they were throughout the process.
