Stephanie & Brayden Settle Down in "A Unique Little Town"!

Meet Stephanie, Brayden, and Wesley! I was connected to Stephanie and Brayden through my Massachusetts/Connecticut Realtor partner, Connie Stowers. Thanks for the referral, Connie!

We started off with an initial phone call, then met for coffee to dive deeper into their motivation for buying. At this meeting I learned that they were searching for a single family home to raise their adorable baby boy in. They didn't need all the bells and whistles of a brand new home, but move-in ready was a must.

Their criteria included:

3+ Bedrooms 2+ Bathrooms 1-2 Car Garage Unfinished basement preferred Between Broomfield and Fort Collins

We began our search right away and, surprisingly, we only toured one round of houses before landing on the PERFECT home for them! We zeroed in on a single family home in Ault, CO (nicknamed A Unique Little Town) that had been sitting on the market for over two weeks, despite being nicely updated and well maintained.

Our hunch was that it was slightly overpriced for the current market and the comps proved exactly that, so we negotiated $15,000 off the of the purchase price before going under contract.

Though their under contract process was mostly smooth, we did encounter a challenging seller. Curveballs are common in this industry and my biggest takeaway from this particular process is that I can't choose who is on the other end of a deal, but I can choose to respond professionally, take extra measures to ensure my clients feel whole, and educate them so they can move forward making the best decision for themselves.

Despite the challenges, Stephanie and Brayden still closed on a beautiful new home with everything they were looking for, plus a STUNNING mountain view and 169 acres of undeveloped agricultural land behind them.
