Introducing Denver's Newest Homeowner - GREG!


Congratulations to Greg on the purchase of his first property!


I was connected to Greg through my friend and lender, Michael Bass. Thanks for the referral, Michael!


Greg and I met for coffee in October to discuss his investing goals. He knew he wanted to own a home and grow his portfolio and was ready to explore the market.


We began touring right away - starting with a discovery day. A discovery day is an opportunity to explore different property types and neighborhoods, with no intention of submitting an offer.


Discovery Day is essential to the touring process because A) it gives me the chance to learn more about what my client's needs are and B) it allows my client's to learn more about the functions of a home and note the differences between scrolling on Zillow and seeing a home in real life.

We toured approximately 12 homes together over the course of 3 months. Greg was looking for a condo near his work place with convenient proximity to a park for his pups to play at, so we zeroed in our focus to Glendale and surrounding areas.

In early January, we laid eyes on a lovely, one bedroom condo with nice updates and swiftly went under contract.


Unfortunately, the complex came with a finance hurdle that we couldn't jump over without a significant amount down. Greg had to weigh the decision of putting more money down or holding on to his cash for a second investment down the road.


He chose the latter!


Terminating a deal is never fun, but it always leads to a better opportunity - and this deal was no exception.




In the end, Greg found another condo in a different complex that he'd been keeping an eye on since day one of touring. It was a second floor property with 2 bedrooms and a loft, vaulted ceilings, and a cozy fireplace. It was listed for $20,000 less than the first property, which meant that Greg would have extra money to make improvements.
