Chelsea & Anthony Make the Move to Colorado!

Chelsea and I went to high school together and stayed connected through social media over the years. I was ecstatic when she reached out to me on Instagram about two years ago to tell me that her and her family were planning to move to Colorado!
We made a plan to meet for coffee the next time they visited Colorado to discuss their goals and timeline, even though they were still a ways out from making the move. I learned that they were moving to Colorado for a job opportunity and wanted a home that could accommodate their young family, with close proximity to trails, parks, and top-rated schools.
With the following criteria we set out on our search:
Beds: Three+
Baths: Two+
Garage: One+
Yard: Big enough for the kids + Gardening
Location: Anywhere from Castle Rock to Westminster
We began our search in Castle Rock and slowly inched our way up to the outskirts of Denver. Chelsea and Anthony were very flexible with house style and location and we toured many different types of homes until we narrowed down their preference to an updated split-level home on a quiet street in the southwest pocket of the Denver suburbs.
When we first began touring back in November the market was soft, making it easier for buyers to negotiate on price and terms. By the time we started submitting offers in January, the market had flipped. Competition came out of the woodworks and those pesky, all-cash buyers were in full force. Chelsea and Anthony were still living in Houston and making trips to Denver to tour homes so it was important for us to be strategic about the properties we toured and for them to make a decision while they were in town.

We found the PERFECT home, submitted an impressive offer, and lost. TWICE.
If you know me personally, you know that I'm very competitive and don't like losing, especially when the loss affects someone else. My client's were working on a tight timeline and we needed to find the right home sooner rather than later. I knew if we wanted to win, we'd have to switch up our strategy.
I dug through the MLS for homes that had expired when the market was soft in the fall. I keyed in the specific criteria my clients were looking for and found seven expired homes that were an exact match. Only three of the agents I reached out to returned my call.
Two of the agents said their clients were no longer interested in selling and the other said they were planning to put the home back on the market in a month. Bingo.
I knew we only had one opportunity to secure this property, but we also needed to tour the home before we felt confident in submitting an offer. I explained our situation to the agent and promised that if the home was a perfect fit, we'd write a competitive enough offer that the seller wouldn't want to bother putting it back on market.
We held our breath as we walked through the door and let out a sign of relief as we explored the home - noticing that every detail was aligned with what Chelsea and Anthony were looking for. The split-level home boasts four bedrooms, two bathrooms, and a nicely updated kitchen with access to a sun-drenched back deck overlooking a gorgeous backyard - perfect for kids and gardening. The one-car garage opens on both sides to provide pass through access to a large concrete pad and fire pit surrounded by stone seating. The neighborhood is quiet and the home is tucked away on a cul-de-sac street, within walking distance of a great elementary school and hiking trails.
We knew this home was the one so I wrote an enticing offer and before we knew it - we were under contract!
Even though we offered at a higher, more competitive price point, we were still able to secure a hefty seller concession to put towards buying down the interest rate and at inspection we negotiated a sewer line repair and radon mitigation system installation - two inspection items that can be quite costly.
My clients were able to close on this lovely property just as springtime began to bloom in Denver and they've been enjoying their new city by exploring with their cute kiddos.
I truly don't think we could have found a better home for them and I am so grateful that Chelsea and I can develop a friendship that has been in the cards for decades!
